Great Home on Alden Street with Mother-in-law apartment.

This quaint home located in the historic district of Highland Park, Salt Lake City UT (1330 East, 2672 South), is beautifully updated with an open and inviting floor plan.

We have loved living here as we've been working at the University of Utah. It's a central location with quick access to i-80, downtown, IMC hospital, and the ski slopes!

The home has a total of almost 2800 sq. feet on .11 acres, with a 2 car detached garage and fenced back yard. The upstairs has 3 bedrooms and 1 bathroom, living room and a family room, a spacious study and a large mudroom (a rare thing in Sugarhouse homes!).

The basement has 1 bedroom/1 bathroom mother-in-law apartment. Along with tons of storage, laundry and bonus room. See the previous blog post for pictures and information of the basement.

Just inside the front door is this nice front room. The newly replaced carpet is high-end loop carpet.

Behind the front room is the study and family room.

Come take a look at this great open floor plan and open the windows! All the windows along the sides and in the rear of the home are newly installed and energy efficient.

This mud room is a standout feature of the home! It's really rare to have such a spacious mud room in the Sugarhouse/Highland park neighborhoods. Not pictured are two more sets of tall cupboards on the right.

The basement has a bonus room for toys or work out equipment. Not pictured is the Laundry room and a huge amount of storage and as well as the mother-in-law apartment.

Mother-in-law Apartment

The basement has a legal apartment that can be rented out. Or it could be used for the extra living space, or even as a really nice place for your guests when they come to town. It is an R-1 residential property that has been grandfathered into existing code.

For the past 11 years we have had great tenants that are usually young married students. It has rented for $650/month, plus 35% of utilities. We've definitely had a lot of interest in that price. It could probably be rented for higher. But, we like having our choice of a lot of great people.

The apartment has it's own separate thermostat and furnace.

Below are pictures of the front room at different times. The above being the most recent, showing the new addition of recessed lighting.

The door on the right is a closet. The door on the left opens to the unfinished basement for extra storage and to access the shared laundry room.
